This first final plat of Trinity Woods is part of the preliminary plat approved by the City Council at its January 3rd meeting. A feature of the public improvements shown on the preliminary plat is the connection of the internal roads, E. 42nd Street and E. Trinity Place forming a loop road. Part of the right-of-way for this loop road is being dedicated via this final plat. This first plat contains two (Lots 1 and 2) of the four proposed, along with a small common tract. Various existing specific and general utility easements are shown traversing the site for electrical and sanitary sewer service.
Street access is via a public loop road which will connect E. 42nd Street and E. Trinity Place. Currently these two roads terminate in street stubs immediately west of this site. Plans call for E. Trinity Place to be paved from its current terminus east to the northwest corner of Lot 1, ending in a temporary cul-de-sac. Future development of Lots 3 and 4 will trigger the construction of the remainder of the street, eventually connecting to E. 42nd Street. Sidewalks are being provided along both sides of the street, a Code requirement.
As the site is within 1,200 feet of the East Fork of the Little Blue River, the developer has elected to utilize the available fees in lieu of detention option. As such, stormwater from these four lots will flow east via an underground system before flowing into the river. Tract A, in the southwest corner of the plat serves as a basin for lots in previous phases (Arby’s, Children’s Mercy) and will retained in its current state as a nonbuildable lot.
All pertinent utilities are available either now on-site or off-site to the west and will be extended to serve the project. The Little Blue Valley Sewer District has a transmission main which traverses the site along with a metering station, which is being relocated. Water service will be connected around the loop with fire hydrants installed, as required.
