Existing Conditions – This site is largely flat and treeless. A wooded area flanks on the north.
Access and Street Design – The project involves dedicating two sections of rights-of-way, an extension of E. 39th Place S. curving southeastward and intersecting with an extended E. 40th Street Court S. curving northeastward. Sidewalks will be provided along the streets as required per Code.
Stormwater Management – As the site is within 160 feet of the Little Blue River, the developer has elected to utilize the available fees in lieu of detention option. As such, stormwater will flow southeast via underground piping before flowing into the river.
Historic Buildings and Sites/Archaeological Sites – There are no apparent historic or archaeological issues with this property.
Public Utilities – All pertinent utilities are available either now on-site or off-site to the west and south and will be extended to serve the project. The Little Blue Valley Sewer District has a transmission main which traverses the site along with a metering station, which is being relocated.
