18-104 - 1R. An ordinance authorizing and directing the City Manager to execute a development agreement with D & D Residential Development, LLC.
On November 20, 2006, the City approved the Preliminary Plat of the Stone Canyon Subdivision, and on August 6, 2007, the City approved the Final Plat of the Stone Canyon Subdivision (1st Plat). Since then, no significant development has occurred within the Stone Canyon Subdivision.
The 1st Plat of the Stone Canyon Subdivision included 106 total lots. However, City Code requires developments of one- or two-family dwellings where the number of dwelling units exceeds 100 shall be provided with separate and approved fire apparatus access roads. As such, a note was placed on the 1st Plat, limiting the number of building permits that could be issued to 100 until a second means of access was provided.
Currently, the development only has one (1) fire apparatus access road. The Developer is now proposing a 2nd Plat to this development which will increase the number of lots by eight (8), or 114 total. This proposed agreement provides terms for a Temporary Access Road to serve as a second fire apparatus access road with provisions related thereto.
